Zoning Code Update
The City is in the process of reviewing the City's Zoning regulations and considering a series of amendments to Title 23 (Zoning) of the Municipal Code. The intent and purpose of these amendments are to correct inconsistencies in Title 23, provide clarification to regulations, and simplify the development review process for the public. It is expected that several meetings will be held in the next few months to allow the public the ability to review and comment on the draft amendments to Title 23.

Upcoming Meeting: City Council Meeting
The City Council will hold a public hearing on the proposed amendments to Title 23 on April 27, 2011 at 6:00pm in Council Chambers. Please see below for meeting materials.

Planning Commission Meetings
The Planning Commission conducted public hearings on the proposed amendments to Title 23 on December 16, 2010, January 20, 2011, March 3, 2011, and March 17, 2011. The previous staff reports are included below. After public testimony and Commission discussion, the Planning Commission recommended (5-0) adoption of the proposed amendments as presented, with the exception to the proposed amendments related to non-conforming status (Maita).

Public Outreach Meetings
In preparation of these amendments, staff conducted three workshops with the public. The first public workshop/kick-off meeting occurred on April 5, 2010. Staff summarized the issues that had been identified to date and received public input. Staff then spent the next several months identifying solutions and drafting amendments. Two additional workshops were held on October 25, 2010 and November 1, 2010 for the public to provide comments on the draft amendments.
